Borrowers shop around. Many speak to their bank, a broker and a friend before they apply. Mortgage marketing has to earn trust early, answer questions clearly and follow up at the right time, often months before the borrower is ready.

Mortgage advertising rules in BC

Mortgage brokers in British Columbia are regulated by the BC Financial Services Authority (BCFSA). BCFSA says the Mortgage Services Act and its Rules took effect on October 13, 2026, replacing the Mortgage Brokers Act.

  • Every ad must show your full brokerage name as registered with BCFSA, clearly and prominently.
  • Ads must not contain false or misleading statements.
  • Claims, awards and volume figures must be current and verifiable, with their source and date.
  • Your principal broker is responsible for advertising by the brokerage’s licensees.

We build ads and landing pages with these rules in mind and keep your claims factual. Your principal broker should still review and approve all advertising.

04

Meta and Google rules for financial ads

Meta treats mortgage and other credit ads shown to people in Canada as a Special Ad Category. That means age is fixed at 18 to 65+, gender can’t be selected, location targeting needs at least a 25 km radius, detailed demographic and behaviour targeting isn’t available, and lookalike audiences can’t be used. We plan creative and landing pages to work within these limits instead of relying on narrow targeting.

Google has announced that its financial services verification, where advertisers prove they are authorized by a regulator, will be introduced in Canada in early 2027. We help you prepare so your campaigns aren’t interrupted.

How do mortgage brokers get more leads online?

Usually through a mix of Google Search Ads for people actively looking, helpful content and local SEO for long-term visibility, Meta ads for awareness, and realtor referral relationships. Fast follow-up turns those leads into applications.

Can I target first-time buyers on Facebook?

Meta’s Special Ad Category rules limit targeting for credit ads shown in Canada, so you can’t narrow by age or gender. Instead, we use messaging and landing pages that speak to first-time buyers.

Can you advertise mortgage rates?

Rate advertising needs care under BCFSA rules and platform policies, and rates change often. We usually focus on your service, process and expertise, and review any rate claims with your principal broker.

Do you work with brokers outside Surrey?

Yes. We work with brokers across the Lower Mainland and elsewhere in Canada.
