Real Estate Marketing is a specialised service of our marketing agency in Surrey, BC. It brings together the channels a realtor needs into one system aimed at listings, buyers and booked appointments.
What does Real Estate Marketing include?
Real Estate Marketing covers the full path from a stranger seeing your ad to a booked listing appointment or showing. Instead of buying random leads, you build your own pipeline of people in the areas you want to work.
- Seller campaigns, such as home evaluation offers, aimed at the neighbourhoods you farm
- Buyer campaigns for new listings, open houses and price ranges
- Google Ads for searches like “realtor South Surrey” or “homes for sale Cloverdale”
- Facebook and Instagram ads with listing photos, video and lead forms
- Landing pages for evaluations, listing alerts and individual properties
- Lead capture into a CRM with automatic follow-up by text and email
- Social media content that builds your local profile
- Compliance checks against BCFSA advertising guidelines
How do buyer and seller campaigns differ?
Sellers and buyers are at different stages and respond to different offers, so we run them as separate campaigns with separate follow-up.
| Seller campaigns | Buyer campaigns | |
|---|---|---|
| Typical offer | Home evaluation, market update for their street or area | New listings, open houses, listing alerts by price range |
| Main channels | Meta ads, Google search for selling terms, retargeting | Meta ads with listing media, Google search for area and property-type terms |
| Follow-up | Personal call, comparable sales, longer nurture by email | Fast reply, showing booking, matching listing updates |
| What success looks like | Listing appointments | Showings and buyer consultations |
Many seller leads are months away from listing. That is why the CRM and nurture side matters as much as the ads. Our Lead Generation service sets up the capture and follow-up system behind these campaigns.
How do BCFSA advertising rules affect real estate marketing?
Every ad, landing page and social profile a BC licensee uses counts as advertising. Under the BCFSA advertising guidelines, we build campaigns so that:
- The brokerage name is clear and prominent in ads and on landing pages
- Licensee names appear as registered with BCFSA
- Team names used in ads are ones approved by BCFSA
- Your social media profiles show the related brokerage
- Claims are accurate, since false or misleading advertising is prohibited under the Real Estate Services Rules
Meta treats housing-related ads as a Special Ad Category in several markets, which can restrict age, gender and lookalike targeting and set a minimum location radius. We check whether it applies to your campaigns before launch.
Why does local knowledge matter for Surrey real estate?
Surrey’s six communities are different markets. Buyers looking at South Surrey, Cloverdale or Fleetwood often want different property types and price points than those searching City Centre condos near King George Station. Targeting and ad copy work better when they speak to a specific area rather than “Surrey” as a whole.
Growth also shapes demand. The Surrey–Langley SkyTrain extension being built along Fraser Highway is a topic many buyers ask about, and Surrey’s multilingual population means some campaigns perform better with Punjabi copy alongside English. We plan these choices with you, using what you know about your farm area.
How do realtors show up in Google Maps and AI answers?
Paid ads stop when the budget stops; your organic presence keeps working. A complete Google Business Profile, steady reviews and helpful area pages make it easier for people searching “realtor near me” to find you, and for AI assistants to describe you accurately.
We can set this up through Google Business Profile Optimization and Local SEO, and keep your social channels active through Social Media Marketing.

I have been a Realtor for over 20 Years and i have tried lots of different marketing and crm systems in my career. Without a doubt i have had my best experience working with Tejas and his system. It is super easy to use so its great for Agent's who are busy, i can use it from all my devices. Love the fact that they were able to customize it for me and within just First month of working together with them i picked up and closed 3 listings. I would highly recommend working with them to anyone.

How much does real estate marketing cost?
It depends on your ad budget, which you pay directly to Google and Meta, the number of campaigns and areas, whether you need landing pages and a CRM set up, and how much creative is involved. Our management fee is separate from ad spend. Request a free analysis and we will outline the options that fit your goals.
How soon can I expect listings from online ads?
Ads can bring inquiries within weeks of launch, but listings depend on your market, offer, follow-up speed and how long sellers take to decide. Many seller leads are months from listing, so consistent nurture matters. We do not promise results or timelines, and we report honestly on what the campaigns produce.
Are my ads compliant with BCFSA rules?
We build every ad and landing page with BCFSA advertising guidelines in mind, including a clear and prominent brokerage name, registered licensee names and approved team names. Your managing broker remains responsible for compliance, so we recommend they review new materials, and we will make any changes they ask for.
Do you provide a CRM for leads?
Yes, we can set up a CRM that captures leads from your ads and landing pages and sends automatic follow-up by text and email, with consent handled under CASL. If you already use a CRM, ask us whether we can connect to it instead.
Do I own the leads and ad accounts?
Yes. Your leads, contact lists, ad accounts, Facebook Page and Google Business Profile should belong to you. Vivid Marketing works through access you grant. If you move brokerages or stop working with us, your data stays with you. That includes the audiences and history built up in your ad accounts.
Do you work with brokers and teams, or only individual agents?
We work with individual realtors, teams, brokers and other real estate businesses. Team campaigns need extra care because team names in advertising must be approved by BCFSA and the brokerage must be clearly shown. Tell us how your team is set up and we will plan around it.
