Real Estate Advertising is one of our Advertising Agency services in Surrey. It covers the paid campaigns only; for the full realtor marketing system, including social content and SEO, see Real Estate Marketing.
What does Real Estate Advertising include?
Real Estate Advertising is campaign work: building, running and improving paid ads that bring in buyer and seller leads. It does not include organic posting or long-term SEO, which sit under our wider real estate marketing service.
- Google Search campaigns for buyer and seller search terms
- Facebook and Instagram campaigns for listings, open houses and home valuations
- Meta Instant Forms and landing pages for lead capture
- Location targeting by community, postal area or radius
- Retargeting for people who viewed listings or valuation pages
- Ad copy checked against BCFSA advertising guidelines
- Lead delivery to your CRM for fast follow-up
Which real estate ad campaigns generate buyer and seller leads?
Buyers and sellers respond to different offers, so we build separate campaigns for each. Mixing them in one campaign makes it hard to see which leads are which.
| Campaign | Audience | Typical offer |
|---|---|---|
| Home valuation | Homeowners thinking about selling | What is my home worth in South Surrey or Cloverdale |
| New listing | Active buyers in the area | Photos, video tour and a booking link |
| Open house | Nearby buyers and neighbours | Date, time and address with a map |
| Buyer search | People searching Google for homes | Search ads for terms like townhouses for sale in a community |
| Retargeting | Past visitors and form openers | New listings, market updates or a consultation call |
How do Google Ads and Meta ads differ for realtors?
Google Ads reach people already searching, such as someone typing homes for sale in Fleetwood. Facebook and Instagram ads reach homeowners and buyers before they search, which suits valuation offers and listing promotion.
On Google we use tight keyword themes, negative keywords to filter out rental and job searches, and location settings set to people in or regularly in your area. On Meta, we check whether the housing Special Ad Category applies to your campaigns, because it can restrict age, gender and detailed targeting and limit lookalike audiences. That makes strong creative and clear location choices even more important.
For channel-level depth, see Google Search Ads and Facebook & Instagram Ads Management.
What do BCFSA rules mean for real estate ads?
Every real estate ad in BC must follow the BCFSA advertising guidelines. We build these checks into each ad, but you and your brokerage remain responsible for compliance.
- The brokerage name is clear and prominent in the ad
- Licensee names appear as registered
- Team names are ones approved by BCFSA
- Social media profiles used for ads show the related brokerage
- No false or misleading claims, as prohibited by Real Estate Services Rules s.41
Lead forms collect personal information, so they need a clear purpose statement under BC’s PIPA, and any follow-up emails or texts must meet CASL consent and unsubscribe rules.
How is real estate ad targeting set up across Surrey and the Lower Mainland?
Surrey’s six communities have different housing types and buyers, so targeting follows the market you work. A South Surrey listing near the Semiahmoo waterfront draws a different audience than a townhouse near King George Boulevard in Newton, or a condo near King George Station in City Centre.
We set location targets by community or radius, and expand into Langley, White Rock, Delta or Abbotsford when your listings or farm area reach there. Ad copy and landing pages can run in English and Punjabi where your buyers prefer it. Realtors in the Lower Mainland can meet us at our 152 Street office; brokerages elsewhere in Canada work with us remotely.

Amazing lead generation and crm system. In less than couple months i picked up a listing using his marketing and sold it above asking price. I can’t say enough about how great our results and relationship has been with Tejas. If you're a Real Estate Agent, i highly recommend reaching out and working with him.

How much does Real Estate Advertising cost?
Cost depends on your ad spend, how many campaigns you run at once, your target area, the number of listings promoted and whether landing pages or CRM setup are needed. Ad spend goes directly to Google and Meta from your accounts, and our management fee is separate. Contact us for a free analysis and quote.
What is the difference between Real Estate Advertising and Real Estate Marketing?
Real Estate Advertising covers paid campaigns only: Google Ads, Facebook and Instagram ads, lead forms and landing pages. Real Estate Marketing is the broader system, which can also include social media content, SEO, your website and lead nurturing. Choose advertising if you need paid leads now; choose marketing for the full picture.
Are Facebook ads for realtors restricted?
They can be. Meta treats housing ads as a Special Ad Category in several markets, which can limit targeting by age, gender and detailed interests and restrict lookalike audiences. We check whether the housing Special Ad Category applies to your campaigns and build targeting and creative to work within those limits.
How fast can real estate ads generate leads?
It depends on your offer, target area, budget, creative and how quickly you follow up. Form leads can arrive soon after launch, but turning them into appointments and listings takes consistent follow-up. We cannot promise a number of leads or deals, and we report lead quality as well as volume.
Do my ads need to show my brokerage name?
Yes. BCFSA guidelines require the brokerage name to be clear and prominent in real estate advertising, and licensee names must appear as registered. We include these details in every ad and landing page, and ask your brokerage to confirm anything it requires.
Do I own the ad accounts and leads?
Yes. Your Google Ads account, Meta business portfolio and the leads collected belong to you or your brokerage. You grant Vivid Marketing access to manage the campaigns, and lead data goes to your own CRM. If you change brokerages or providers, your accounts, audiences and contact history stay with you.
